Director of Plant Operations
Administers and directs program to maintain buildings, grounds, and equipment to procure or generate all utilities and their distribution systems; coordinates these activities with the other departments to insure safe and efficient operations. Attends staff meetings to ascertain hospital policies, assists in their development, and interprets these policies to staff.
Essential Duties and Responsibilities:
-Plans and recommends development of Physical facilities.
-Reviews and recommends approval of Plans for Construction. Advises on structural changes and additions or modifications to buildings.
-Interviews contractors to receive and analyze bids, including blueprint analysis of proposed changes. Submits bids and recommendations to the administration, basing recommendations on economy and feasibility of bids.
-Provides liaison with contractors, architects, engineers, material and equipment suppliers.
-Prepares department budgets.
-Approves orders for equipment and suppliers, as authorized.
-Establishes and administers preventative maintenance program. Analyzes costs and work schedules; sets priorities: expedites operations and repairs. Approves contracted work.
-Accompanies appropriate State and local Authorities inspecting buildings and utility systems.
-Is responsible for departmental personnel matters pertaining to the employment, training termination, and grievances of employees.
- Works with office equipment, blueprints, specifications, manuals, reports, all hand and power tools, including; lathe, drill press, grinder, welder, electric arc and gas, fans, pumps, motors, compressors, refrigeration, heating, boilers, electrical, plumbing, wood working equipment, meter gauges, and medical gases.
-Must be familiar with building maintenance techniques, equipment and operation of plumbing and heating systems; fire and safety regulations and procedures. Should be familiar with limitations of various crafts.
-Should understand engineering specifications and is familiar with industrial ordering and inspection procedures on such equipment as elevators and high pressure boilers.
-Obtains knowledge of State and local buildings and sanitation codes.
-Must be able to apply principles of personnel management to selection and placement of workers.
-Must be able to investigate all new trends, techniques and advancements in the healthcare field, construction and equipment design.
Directly supervises hospital Maintenance staff. Responsible for all aspects of plant maintenance department. Carriers out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Education and/or Experience:
Bachelor’s degree (B.S.) from four-year college or university preferred; practical experience in such fields as stationary engineering, building maintenance, plumbing, electrical wiring, special courses and training in mechanics and business management; or one to two years related experience and/or training; or equivalent combination of education and experience preferred. Five years’ experience in working boilers, engines, air conditioners and other complex mechanical equipment preferred.
